The pre-design and construction project development phase is the foundation for any project´s success. It is where visions begin to take shape, important decisions are made, and innovative solutions are explored.

PROJECT MANAGEMENT

Any project consists of
BASIC PLANNING NEEDS

– Clear circulation allowing for a natural flow.

– Patron entry and waiting area are adjacent to any back of the house functions.

– If Walk-up Services are provided, locate these areas near main lobby, not to create a conflict between the customers waiting and walk up or pick up customers.

– Core of Restrooms must be ADA compliant and located strategically to centralize the building plumbing.

– Establish Back of House functions as to eliminate cluster around the service entry.

– The Back of House is often the hub of the activity.

– Separate customer / patron circulation from employee / staff circulation.

– Site and Building Orientation.

– Access to roads and public circulation.

– Delivery Access

– Views and Visibility – Visual Opportunities

– Location of existing building systems (Mechanical, Electrical & Plumbing).

– “Curb appeal” for highest visual marketability of the Restaurant, Retail Store, or Medical Clinic Identify the specific processes for the Back of House to achieve the desired results (i.e. visible and open cooking areas or separated store rooms).

– Level of privacy desired for the dining areas (Cozy and intimate, or more communal and open).
